The Colombia Investment Visa is available to foreigners who have made a direct foreign investment or have bought real estate in their name and maintain such investment or acquisition throughout the validity of their visa.
In the past, foreigners could apply for a Resident visa by making significant investments or purchasing real estate. However, now only the migrant visa is considered valid after the implementation of Resolution 5477. The investment visa has a flexible validity of 1 to 3 years and enables the accumulation of time for a Resident visa after 5 years.
Requirements
Valid passport with at least six months of validity
In order to apply for Direct Foreign Investment, you need to provide a communication issued by Banco de la República confirming that the direct foreign investment is registered in your name. The investment amount should be greater than 650 legal monthly minimum wages as of the date of application submission, which is equivalent to 910 Million COP (2025).
When investing in real estate, it is necessary to provide a Certificate of Tradition and Freedom for the property. This certificate should show exclusive ownership of the property in the foreigner’s name, with a minimum value equivalent to three hundred and fifty (350) times the monthly legal salary in Colombia, which is currently 455.000.000 COP.
A communication from the Banco de la República confirms the registration of direct foreign investment for the purchase of real estate under the name of the foreign visa applicant.
Provide the bank statements from the last three months to demonstrate financial solvency.
A Health Insurance policy that provides coverage across the country for all risks in case of an accident.
